A Property Manager’s Guide to Spring Maintenance

Spring is in the air, which is a clear signal to all those in property management. Dallas property managers know that this time of year brings seasonal property maintenance to the top of their “to do” list. But, are you sure you are paying attention to all of the property’s needs? Check out our spring maintenance list to see if you have all your bases covered.

1.    Landscaping – All real estate agents understand the importance of curb appeal when buying and selling homes. This also goes for rental properties. After the long winter months, it’s a good idea to take the time to improve your lawn. This can be done by aerating, overseeding, and fertilizing lawns. Pruning overgrown trees and replacing any needed landscape plants adds to the property curb appeal.

2.    Property Inspection – Unlike a home inspection, a rental property inspection is more thorough and gives landlords and tenants an update on any needed repairs, leasing issues, and regular maintenance needs.

3.    Heating and Air Maintenance – One of the worst things that can happen during the warm summer months is for an A/C unit to go out. By performing regular maintenance on A/C units, replacing and cleaning the filters and airways, your client and tenant can rest assured that everything will be functioning when the heat wave hits.

Don’t let spring maintenance put a damper on your property management. Dallas, TX agents can get a jump on their seasonal tasks with the right spring checklist.
